HITEK AI, based in Dubai, United Arab Emirates, and part of the Farnek Group of companies, has launched CONDTEK, the Gulf Cooperation Council’s (GCC) first AI-powered solution that automatically creates a verified digital asset register without the need for lengthy and costly manual audits. The tool is designed to save building owners, developers, and managers time and money by streamlining the asset management process. The SFG20, the UK industry standard for building maintenance specifications, published a survey in its State of FM Report 2025, which highlighted that only 9% of FM professionals believed their asset registers were completely accurate and up to date. A further 37% stated their registers were at most 50% accurate, with many still relying on spreadsheets or disconnected systems to manage critical asset data. This discrepancy shows the urgent need for solutions like CONDTEK, which eliminates the reliance on fragmented systems by providing a centralized, AI-generated register.

CONDTEK functions as an asset capturing, verification, and condition assessment tool. Any qualified field technician can use the system by simply taking four or five photographs of an asset and adding a voice note in any language. This process, which takes just a few minutes, creates an AI-generated structured condition-graded asset record. The AI identifies and classifies each asset, grades its condition, assigns a critical rating, and recommends necessary maintenance. Supervisors can review and approve each record before it enters a live asset register, ensuring control at every stage. This replaces traditional manual surveys, which are typically conducted by specialist assessors and take weeks to complete. The assessment report is generated automatically, sorted by zone, condition, and asset type, ready for review on the same day it is captured.

Javeria Aijaz, Managing Director of HITEK AI, emphasized the tool’s role in transforming maintenance strategies. “Without reliable data regarding asset condition, maintenance remains reactive and consequently, more costly,” she said. “CONDTEK presents owners and operators with a single, accurate and up-to-date source of data for their entire asset base. From day one, that can form the foundation to their asset maintenance strategy.” The system is not a standalone survey tool but the foundation of a connected asset lifecycle.

HITEK AI holds ISO 42001 certification, ensuring its AI technology stack adheres to ethical standards. Aijaz noted that verified data from CONDTEK flows directly into maintenance, energy optimization, and replacement planning. “We’re giving owners the intelligence to plan, not just react,” she said.
